How We Work


Design Consultation 

We initially meet with our prospective clients to discuss the project and follow up the initial meeting with a written proposal. Upon acceptance of our proposal, we commence work on the project and proceed through five phases from pre-design to construction.

Pre-Design

The Pre-Design phase of our work involves zoning and building code research, surveying, photographing and measuring existing house, verification of as-built plans, review of budget and schedule, and the program for the project.

 

Schematic Design

The Schematic Design phase of our work establishes the scope of the project and general design direction.  In this phase, sketches and/or rendered elevation studies of the exterior are provided, as well as site development ideas.

 

3-D Modeling and Images

One of our most valuable design tools is three-dimensional, computer-generated modeling of the home’s exterior.  It enables clear visualization of all aspects of the house exterior, including rooflines and proportions, by providing a virtual “walk-around” of the proposed house.  We also have the capability to insert the 3-D image of the proposed house into a photo of the existing site to create a realistic image of your new home and garden.

The conceptual design shown at right was modeled in 3-D using SketchUp, then imported into an image of the actual site to provide our clients a realistic representation of the planned remodeling of their home.

 

Construction Documents

The Construction Documents phase of our work involves completion of drawings and specifications, including all floor plans, exterior elevations, building sections and details, schedules, notes, etc. as required for building permit, general contractor bidding, and construction.

Construction Phase

The Construction phase services consist of rendering professional decisions with regard to the work under contract.  The client determines the degree of architect involvement, which can include: regular consultation, inspection of work in progress, review and approval of contractor's application for payment, coordination with building inspectors, supplemental drawings and sketches, final walk-through, punch list and approval of final application of payment.

The Additional Services we provide might include: Power and Lighting Plan, Building Permit Acquisition, Interior and Special Architectural Details, Interior Finish Materials Selection/Interior Design, Bid Review, Contractor Selection and Negotiation, Construction Phase Services.
